Due to the continued expansion of their successful residential block management business, our client is currently recruiting for two additional block managers to join their established (chartered) surveying practice in the London Borough of Richmond.
The company is a very well established chartered surveyors that provide residential leasehold and commercial block portfolio management services.
With a residential leasehold portfolio of circa 3000+ units, the block management team is comprised of 6 block managers with a further 5 accounts and admin support staff.
Salary:
£40,000 - Depending on experience
Hours
Monday to Friday:9am to 6pm OR 8am to 5pm
Remote Working
Partial Remote Working is Possible - Will be discussed at the interview stage
Block Manager - Responsibilities
Each block manager will manage a portfolio of at least 25 - 30 blocks/estates varying in units per block of 2 - 80 units; 300 - 400 leasehold units
Assisting the Head of Property Management to provide full and professional property services to clients and leaseholders alike.
Ensuring compliance with the Landlord & Tenant Act, specifically with regards to carrying out and managing Section 20 Consultations
Conducting site visits and carrying out regular inspections of properties to ensure their upkeep
Liaising with contractors to ensure any required works are completed to the required level within set time frames
Dealing with leaseholder enquiries and responding via phone, email and in writing
Scheduling and attending client board meetings, including AGMs and directors meetings
Producing annual budgets in line with planned works and previous expenditure
Arranging regular risk assessments for each property within the portfolio and ensuring necessary works are carried out promptly
Requirements for this Block Manager role:
2yrs or more of experience in residential leasehold / block portfolio management
Must have a proven track record working in residential property management and of the Landlord & Tenant Act.
